Advice on meeting with the Banker
Hello,
I like to use this tool to analyze properties:

I know it's fairly simple, but it seems to cover most of the basics.... I only have one rental at the moment but I have the opportunity to acquire two properties for a total of 45k. When I run the numbers at 75% LTV on a 15 year note it results in a 12-13% cap rate ($800 gross monthly revenue). Am I right in assuming this is an attractive investment?
My first deal was a straight cash deal so I've never had to do a formal "presentation" to a lender to request financing.... Any suggestions that could help strengthen my request? Thanks in advance!
