Is this a good deal or not.

Planning to buy this condo that worth about 65k. 2 bedrooms first floor 828 square foot. It's being sold for 30k with minimal work to be done which will cost up to 1k. Condo fees=161 monthly HOA =33 monthly Taxes about 184 monthly. The rent is about 1100 monthly. It seems like a pretty good deal to me but would like to hear from the experts on this platform. Any thoughts or suggestions will be greatly appreciated.
