Commercial Construction Cost--CCC

Hello BP,

I like to deem myself a numbers guy so to me the very first thing to learn about a potential deal is the numbers the profit vs expenses and all the in between. With that being said I have 2 lots zoned commercial with ideas that can potential yield a desired ROI. I am recently just stepping my toe into commercial properties and would like to find out if anyone has been through the process of securing a bid on commercial construction. I have dealt with GC's before on residential and I am familiar with that process but is commercial really different.

Is this as simple as bringing a few GC's for commercial construction and showing them your plans and gaining a quote, or are there other hoops and obstacles.  I'm sure there are several levels of construction projects but I was curious to any resources or feed back that anyone can share about their experiences.
