Duplex Cash Flow

Hi all,

It was the nadir of the real estate market and everyone was telling me to stay away from real estate.  Valuations were plummeting and people were scared and banks weren't lending.  I knew I wanted to get into duplex investing for no other reason then if one side was vacant the other could still at least pay my mortgage and expenses.  So I jumped in and scooped up a duplex putting only 15% down.  I had great credit but couldn't get a bank to lend to me.  So I called on a private investor and got the loan.  Over the course of five years I have made it the best property in the neighborhood and now I get great rents.

Now I'm on Bigger Pockets and ready to do it again (although the market is slightly different).
