Can a European Investor buy a multiplex in his own name or LLC

new investor from Italy !!! .... very happy&excited to be part of the BiggerPockets community and exposing myself to amazing Brandon's work !!!!!! :)

I'm David and more precisely I'm  from Tuscany.

I need help about two questions:

I'm Considering about investìng in USA market, buying a multiplex by cash, max 150.000 $.

1-Can a European investor moving to USA, buying a multiplex on his own name or need to form an LLC ?

2-In the case an LLC is needed and the Triplex/Fourplex is bought by cash, after how many months of Cash-Flow of income a USA bank will allow a mortgage on the property?
