Pretty excited about finally posting in this discussion.
My first flip is under contract and set to close next week.

Purchase: $31,000
Rehab: $26,500
Buying/Selling/holding costs: $11,600
Sale price: $91,000
Profit: $21,900
Total time to flip 3 months
