Transferring Deed to Real Estate Agent for Short Sale

Hello! I'm a Real Estate Agent in Utah and haven't negotiated short sales for over a year and now I have a new client who would like me to do a short sale on his property due to a divorce, he stopped making payments October 2015, and is also considering filing for bankruptcy next month! I heard that some agents are now having the seller transfer their Deed to them (the agent) and give them a POA (Power of Attorney) in order for the short sale to go more faster? Is this legal? Will this even help the short sale move quicker since in the mortgage the owners name is still their but would the POA really help and how will I address the hardship of the owner to the bank if the Deed is under my name? Please let me know if I can chat with someone about this subject. Thank You in Advance!
