Portfolio Deal Analysis
Hello! I am a relatively new real estate investor who invests in single and multifamily long term rentals out of state. My team and I have purchased 7 doors in the last 3 months in one market. We have adequate financing to expand our operation and have started looking at some portfolio deals that contain anywhere from 5-100 SFH and MFH. However, we have had some trouble nailing down exactly how we should be analyzing these larger deals, as many of them contain some properties that are very old and run down with some solid ones in there as well. Does anyone have a way that they generally look at these types of portfolio investment deals? Our team has very strict guidelines as to what we buy in terms of cap rate, cash on cash, year the house was built, operating expense ratio, etc... and are trying to figure out if there is an easier way than analyzing every property individually when there are more than 20 properties.
