Am I analyzing deals correctly?

Hi, 

Brand new here! I'm practicing analyzing deals before I get ready to jump in the game. 

I wanted to double check and see if I'm doing this correctly. 

3 Units - 1-4bed 2-3beds going rate for rent is around 800 a bedroom and rising.

I know it breaks the 2% rule. I have attached the listing as well. Is this a good deal?
