Subdividing Property to Build a Duplex

I found a home in Holland, TX (Small Town) with a 1/2 acre of land I am going to purchase. My wife has never bought a home so I am looking into an FHA first time buyer loan with her as the buyer. We will most likely hold on to the home for a few years and resell it. I have never subdivided property before, but I will have enough space to build a small duplex on the back of the property. Does anyone have any lessons learned they can share when subdividing?
