FIRST TIME DEAL ANALYSIS NEEDED

$44,000 asking price
$25,000 estimated repairs(probably a little less but I wanted to give a big cushion)

$400/year in taxes
$125,000 ARV
$1,200 Rental Comps
Good neighborhood near an elementary school (walking distance)

I am thinking about purchasing this as an owner occupied and living in it for at least 2 years. Would this property work as a rental on a conventional 30 year mortgage? If possible I would rather live in for 2 years and then flip.....is this a plausible strategy as well??
