vacant lot/ sell?? partner or joint venture?

Hi BP!

I've own a vacant lot (2.88 acres) in San Diego, Poway (great location) and originally wanted to build my dream home but it's been over 2 1/2 yrs and barely getting thru the city for permits.. almost there!!  The home has all approved home plans, engineer, soil, water, architect & landscaping plans approved (basically the site's been prepped and ready to build).   If home's built it's worth a little over a $1 million, cost $600k to build not including $230K for the lot.  I'm looking for either find a builder who would joint venture w me or should I just sell the lot? I'm looking to get out of this and purchase an investment rental in Hawaii.  Love to hear thoughts, suggestions or anyone who's interested in possibly partnering with this deal.  Thank you for any advice on how to move forward with this.
