New to Real Estate investing !

Hello , I am brand new to Biggerpockets and to real estate investing , but I have done a lot of research over the past few months and I feel I am ready to take a shot at it . I am looking to start out in Wholesales and then work my way to fix and flip . I just had a few questions/concerns before I actually took the leap of faith . I heard that it is illegal for me to bring together the buyer and seller without a license so I must be the middle man . However what if I have a contract with a seller and when I look to assign the contract to the buyer/invester he or she wants to see the property and the tendant is still there ? Isn't that the same thing because they will then meet ? Also any advise for a newbie like me would be great !
