1st deal advice, all cash or finance

hello everyone, 1st time poster, new to investing.  I was wondering what you thought about a 1st time investor with roughly $225k buying one of these deals, and which of the deals makes more sense.  I would rather not spend all the cash at once(property 1) but if its the better deal then i am willing to do it.
