Vacant unit
How much value do you give to a vacant unit in a 5-plex during your analysis? Market rent = $500. Do you just gross up rents to 100% occupied and include a 10-20% vacancy factor...or do you give a dollar value to that unit? How do lenders view vacancies when calculating debt service coverage ratios?
