How to Perform an Accurate Comp.

Hi folks!

Newbie here, and I am going to be marketing for leads this week for a wholesale geared approach. The problem is, I don't feel confident in my ability to perform an accurate comp. This is mostly due to the fact that I don't have access to the MLS unless through a realtor, whom I am building a relationship with.

Also what do I do in situations where there are no comparable deals that have sold near a property I am interested in? I live in Vancouver BC where home prices are way above their tax accessed value, so that is definitely not an option of the property's sale value. 

Also, are there any available tools available to help determine a comp.? And how loose should I be with the comparable properties? e.g. If I have a 0.5 acre 3 Bed 1 Bath and the only nearby property that recently sold is a 0.2 acre 5 bed 2 bath what should I do?
