Hi Folks,

Newbie here, I am going to begin a direct mail campaign in Surrey, British Columbia, Canada, however I wanted to know more about where to get targeted lead sources? 

Right now I am thinking of purchasing a lead list from an online source however I have never done this before and want to know if the lists they provide are generally accurate/trustable. Also does anyone know of any good lead list suppliers in Canada?

Also, does anyone have experience accessing tax records/getting lead lists from the city municipalities especially in Canada? 

One more question is what is the lead list criteria that has given you the best return on your dollar? I will be mailing good hand written cards but want to know if for example a list of absentee owners is better then a pre foreclosure list.

Last question, should I mail to a new address every time or repeat a cycle once a month? As I know many people have said that the more times you mail the same address the higher likely hood that they will become your sellers. However, I do not want to risk mailing to addresses that just keep throwing out my mail. 

I plan on starting out with 500 letters a month.

Hi folks!

Newbie here, and I am going to be marketing for leads this week for a wholesale geared approach. The problem is, I don't feel confident in my ability to perform an accurate comp. This is mostly due to the fact that I don't have access to the MLS unless through a realtor, whom I am building a relationship with.

Also what do I do in situations where there are no comparable deals that have sold near a property I am interested in? I live in Vancouver BC where home prices are way above their tax accessed value, so that is definitely not an option of the property's sale value. 

Also, are there any available tools available to help determine a comp.? And how loose should I be with the comparable properties? e.g. If I have a 0.5 acre 3 Bed 1 Bath and the only nearby property that recently sold is a 0.2 acre 5 bed 2 bath what should I do?

Hi folks, I am a young, aspiring entrepreneur and after being enlightened by countless financial books, such as Rich Dad, Poor Dad, the Millionaire Mind, and etc, I am more than motivated to begin my journey as a Real Estate Investor. 

I want to connect with other Real Estate Investors in the Lower Mainland of British Columbia (Vancouver, Surrey, Langley, Chilliwack, etc.) to build my network.

I am really interested in wholesaling properties to get started and would love any tips on lead generation, performing accurate comps, and finding buyers.

So if there are any REI's in the area that want to connect, offer advice, then please feel free to do so!
