Non typical deal

I am looking at buying a large house on several lots. There is a mobile home on that lot that brings in 150.00 per mo. This is for lot rent and there wouldn't be any up keep on the trailer because it it is owned by the occupants.

The house brings in 750.00 a mo. The basement has been gutted and all of the two by fours are up and in place. The basement can be made into a two bed room apartment. I don't think that i would consider the basement as it doesn't bring an income at this time.

I would manage it myself and do most of the repairs myself.

So what would you guys consider to be a good offering price?
