Can someone please evaluate this potential property and let me know what you come up with for NOI, CAP RATE, and CASH ON CASH RETURN? I want to make sure I'm doing it right and that the potential property is profitable

Down payment -10%
3 family with total monthly rent =$2,700
Taxes -$6,000
HOA- 0
Insurance - $400 year
No property manager
