Big island HI. What exactly are you looking for in your next buy?

Aloha again from the Big Island of Hawaii. I am looking to wholesale some properties but am wondering what exactly are you investors looking for. Is it the cash on cash return? Low down purchase?  Low vacancy rate? Cash purchase? Equity? I feel like I have the correct idea but it would be great to hear it directly from some Hawaii investors. I hope this is a good way to start.
