I have to decide by tomorrow....

I have an offer on 2008 manufactured home (3 bed, 2 bath) on .27 acres. There is also another 2 bed 1 bath unit on the premises. The price is $215k. I'd put 5% down and house hack. I could rent the two for at least $2000 total. The tenants would pay utilities, (except water, sewer, trash). I need to decide if it is a good deal for me. Any thoughts would be appreciated. Thanks!
