What do I do?

Hey guys I am in the DC market and I recently got a lead and I am meeting w the homeowner next week. Her house compared to some of the comps I saw is about 330k fully renovated, but she owes about 227 on her mortgage and it is not close to being fully renovated.. I am debating whether to find an agent and list it, or go with a forclosure. The elderly couple is looking to just put this behind them and move to Columbus Ohio with some family, so I want to help them out. Clearly I can't wholesale the deal, so I am looking for some advice. Appreciate you all!
