Met a landlord looking to get rid of property

We haven't gone into deep discussion yet, but the property is in pre-forclosure. She's been contacted by people with "the lists", but is a little attached and doesn't want to just throw it away.

When we sit down and talk, what are the pertinent things I should be asking?

@Alyxaundria Sanford you can offer a win win situation for her. Advise her you have a way were she can continue getting a month income from the property, sell it & get out of the foreclosure at the same time. Offer to put the mortgage up to date and get a contract for deed or take the property subject to.
