Structuring a Deal

I am working on putting a deal together and I have a question about the (Monthly/Quarterly) return to the lender. I am working on finding private money and believe this is the best way for me to accomplish my first goal. I am looking into a 217 unit property for 7.5 million right now. My question is with private money what are the numbers and terms that I use to calculate the return. Do I go off the NOI and pay monthly at a 6-10% or do I go off the loan amount and if so what terms would I use at a 10% return to make it a reasonable payment. I want to acquire a property and then refi in 2-3 years with paying the lender off. I guess my main question is how do you structure these types of returns and what do I pay my private lender? I want to make sure there is enough money coming in. Thank you and I am looking forward to your advice and help.
