Hey guys! I recently came across what I believe to be a remarkable deal. I would really love for fellow and more seasoned real estate investor(s) to help me decide whether or not to move forward with this deal. It will be my first real estate deal ever and I could really use some insight. Here are the numbers! Thanks!

purchase price: $210,000

FMV : $390,000

Annual rent amont is 77k

Net INCOME: 59K
