Thoughts on this duplex buy and hold

I am ready to pull the trigger on this duplex but I thought it couldn't hurt to get some outside opinions from all the experts here. So thanks in advance! -Side by side duplex in a solid B area located inside a A area with a great school district. -$80,000 purchase price - one side is rented for $800 a month. This side could use new carpet, paint but otherwise in good shape. - other side needs some updating. Kitchen, bath, carpet, paint. I know I can do this for under 8k. This side will have no problem generating $700 per month. So with that bit of info what do you guys think? Would you pay cash for the purchase and repairs then refi back out or put 20% down and do a conventional 30 year loan?
