What's the best method to calculate market rents for rentals?

Greetings BP Community,

I am currently using the BP "Rental" calculator.  However; I want to ensure that I am using the best method for obtaining market rental information. Currently, I use rentometer or apartment sites to estimate monthly rents. Any recommendations? Thank you in advance.
