Due Diligence to look for when buying a property with employees

I'm looking at purchasing a property that has a good onsite manager. I'd like to retain this manager and the seller has told me what they pay her verbally, but doesn't have a contract with her (they are old friends).

I want to make a contract, but I first want to verify what he is paying her. What documents can I request to find this information during due diligence?
