Ultimately I'd like to be involved in both. I'm curious though what the community thinks. Is it faster, safer, smarter to flip a few properties first for the faster cash influx, (assuming it works out) take that $ and reinvest or acquire a 3 or 4plex to owner occupy for a year then repeat until you have 10 or 15 doors? I'm going to assume it's all personal preference but I'd like to hear people's reasons for one path or the other.

If your goal is to have a rental portfolio and you have the cash to do it, just go straight to the rentals. If you need to grow your capital to buy rentals then start there.

Everyone thinks flips are fun and glamorous. To me they are way more stressful. For me they are usually bigger, higher $$ rehabs than my holds. They take time and effort away from doing holds. If I could do without that stress and just focus on something that create long term cash flow I'd just focus on that and never look back.
