Market Analysis Outline

I am looking to conduct market analysis of St. Augustine, Florida. My goal is to divide the city up in to neighborhoods and decide which neighborhood I should keep my eye on for potential deals. I need help on what to look for so I can narrow down information into an outline or packet. Any advice?
