Indy guys, opinions on area

I am looking at a home on kenmore rd. South of pleasant run golf course, south of washington street. Still in the "irvington" limits. IPS schools. North of Brookville Rd.

What is everybody's opinions on that area, for rents. You obviously aren't going to get the typical "irvington" renter, that far south. it's a 3/1.  Any opinions on rents and the area?
