Hey BP, Followed up with a lead today and here's the situation... House is a 4/2 that needs a total rehab, estimated repairs 60k-65k. ARV is 200k and the owner owes 108k but is extremely motivated. I'm trying to explore other options and was hoping to get some feedback from the BP community.
