Preforclosure, fully financed

I am trying to figure out a way to help a seller. He has a home with a 119k mortgage. He is going to foreclosure court next month and would like to sell before then. I did comps and values today. It valued at 122k. The comps are relatively close to that, being in the mid 120s. I inspected the outside and it looks good minus a small cosmetic repair. I am seeing the inside tomorrow. Im not sure what options I can offer. Any advice is appreciated.
