When/Where to buy the next investment property?

Looking for some advice- My business partner(long time buddy) and I are both 28 years old and each own our primary residences. We have recently bought 2 investment homes(metro Detroit area) in the last 2 years with great cash flow. We both would love to keep building our real estate portfolio but I am worried we are moving too quick with these homes. What are your guys thoughts? If we do buy another home would you advise to buy in another market/state to diversify or to stay with what we know? The only issue where we own now is I don't see it rising in value too much(if that matters.) Let me know your guys thoughts.
