​Construction Cost Estimates in Chicago

Hi  BPs, 

I'm looking for feedback, please. This is for a property I saw a few weeks ago, I'm trying to check my guesstimates.

What would the approximate cost be to replace an entire flat roof in Chicago? Assume a typical Chicago lot. Include permit and proffessional fees.

I assumed $18,000 including some of the plywood. Perhaps up to $25,000 with pareapet brick reconstruction.

What would the approximate cost be to replace a back porch for a two flat in Chicago? Include permit and proffessional fees.
