Out of state investing in Michigan

I am looking at a multifamily property in Flint MI and am trying to run the numbers. Any help would be appreciated, like how much for property management, insurance, and how much other expenses would run so I can have a realistic look at the costs. Anyone familiar with the area and could answer some questions let me know.
