I am looking at a multifamily property in Flint MI and am trying to run the numbers. Any help would be appreciated, like how much for property management, insurance, and how much other expenses would run so I can have a realistic look at the costs. Anyone familiar with the area and could answer some questions let me know.

Just curious if the 50% rule is accurate for single family residences or is that more a rule of thumb for multifamily properties? Does anyone who invests in single family residences out of their area, like a different state, think the 50% rule is a good ballpark figure?

I'm obviously new as the subject clearly indicates. I'm just trying to learn as much as I can so please forgive me if I sound ignorant, because I am. I was thinking about multifamily but there seems to be good deals on single family property. Don't know if i want to invest local or in another area that is less expensive. Any advise would be much appreciated.
