My First Short Sale!!!! NYC REAL ESTATE

My first Short Sale consisted of; a (1) family home, (6) squatters, (1) absentee homeowner, (3) violations and (2) dogs, also keep in mind that another "Investor/Broker " had this deal for a WHOLE year and was trying to do the Short Sale previous to me taking over the deal. This is not a joke, this actually occurred, it was around this time last year that I first got in contact with the client. This home would've made even the most seasoned vet turn and cringe, but I was new to R.E. and it was my first deal so like every "New" Investor/Agent/Broker/Wholesaler/Bird Dog  I thought it was the best deal in the world and it was sent from the Heavens just for me, it deff was not the best deal ever but it deff was for me. Between negotiating with the bank, squatters, the homeowner and other various companies I was exhausted, but I did not let it overcome me. A tough couple of what seemed to be never ending weeks finally came to an end, who would of thought that all those letters and phone calls would really work. APPROVED, I actually had to verify numerous times that it was not a joke and that we had actually gotten approved for the short, a lot of other measures were taken but I can't give away all my secrets. In total it took a little bit over a month to negotiate the short sale and bring the deal to the table, a lot of people were amazed on how fast we closed and were asking exactly how we did it. Looking back, I'm content with this as my first deal simply because of the complexity in which it came, dont get me wrong i like the easy deals but i also believe that you learn a lot from the tough deals, and if you have any tough ones I welcome them with open arms.
