I think most beginner investors miss out on good opportunity or mess up on flips. On buys they go for the home run instead of a double or triple play. Take a lesson from car dealers,  moderate margins on smart buys done regularly.  On flips knowing what to do and not to do is critical. Your experienced real estate agent can help immensely. A great home inspector is invaluable as well.
