Target area success in minutes, well sort of

I'm not sure I'm posting in the right forum here, if not I apologize. Just wanted to relay something that happened yesterday. 

I finally defined my "farming area", so my wife and I went to drive the area yesterday after lunch to start familiarizing ourselves. The first subdivision we visited one of the houses had a garage sale. Everything I've read mentions this as a good way to start a conversation and the house looked run down so I stopped and asked the owners if they had considered selling their house.

After a hearing a very lengthy story about this gentleman's life he said "yes he wanted to sell" and would take considerably less than market value, he knew the house needed work. He then showed us around his entire property explaining what needed to be done and what had recently been done.

Everything I've read has told me that people will tell you everything if you just listen and not interrupt. Which exactly what I did and he told me as much as he knew. It was the simplest conversation I've ever had and I said nothing except "I understand", "yes sir" and "no sir".

I realize this isn't exciting to those of you with experience but for a newbie like me it was super exciting to practice what I've been reading and for the opportunity to come within 10 minutes of looking in my farming area.

No I haven't made a deal yet (I'm still working on financing I wasn't really ready yet) but he's been emailing me pictures so he's interested, if the numbers make sense so am I.
