C+ neighborhood. Working class area, I own rentals in this area, never had any problems regarding crime.

3 unit all 1bed

gas/electric tenant paid. all metered to them.

currently leased at $440 per unit (below market value, $500-600 is more then possible.)

expenses:

3900 taxes

1800 water

1200 insurance

1200 Lawn/snow care

what would you pay?
