What is the best way to finance this type of deal?

Hey everyone, I think I might have stumbled on a deal of a lifetime but I am confused as to the best way to finance it. The deal includes 5 property bundle, together they generate $2,825 a month in rents and will cost a total of $200K. They are 100% occupied.

My problem is these will be my first rental properties ever. I have about $150K equity in my own home and I know I can qualify for a mortgage. What will be the best strategy to get this deal done and get the best out of it. 

PS; two of the properties will need new roof in about a year for about $25K
