Help! First Retail Deal! Retail vs Multifamily?

Hello all!

I currently invest in multifamily properties and own a portfolio of 107 units. 

We recently came across a retail deal that is a 9.19% cap made an offer and have it under contract.

The tenants are:

  • Chapel
  • Hertz Rent a Car
  • Metro PCS
  • Doctors Office
  • Carpet/Tile store over 20 years in biz
  • Community Outreach

I would like to know what the main differences are between retail and multifamily, pros and cons, and more specifically what things should I look out for in the due diligence phase and in inspections?

It is my understanding it is easier to finance retail these days, as well as easier maintenance.

Would love to hear the opinion of someone experienced in the matter.
