I bought a 2b/2b in San Diego in 2010 as primary residence in 121K & after 6 months made it a rental. In 2014 I took $ 50K out on new appraisal of $ 175K and now the property is self-sufficient now means rent cover all the expenses. Im planning to do another Refi/helac since the property is now over $ 200K & the mortgage loan is only $ 120K....thinking to invest money obtained in second refi  on REIs
