Just made a great deal today. 3022 E Marilyn rd, Phoenix AZ 85032 Closed on a short sale transaction at about 48 cents on a dollar. After 4 months of negotiation with bank, I finally bought it for my client at 185k. He will put 60k in rehab, and I will resale it for 390k 245k investment vs 390k ARV Beat me up if you can ;)
