Long term rental analysis

Hi,

I have found a foreclosure property in my area that seems to be great opportunity but I want to confirm analysis with the calculators here on BP. The purchase price would be 25k with 20k in repairs for an ARV of 70k. I would be able to charge $700/month in rent and get this fairly easily. Am I missing something here? Should I make an offer before obtaining financing with private lenders? Thanks for the feedback.
