creative investment 1st.deal help!

I have the possible opportunity to purchase a house (subject to) where houses in the area are for sale for around $299,000. I've only been to the house once, but I know it needs updating. It may sell for $249,000 as is. It has 1or 2 lots with it that could possibly be sold separately if the driveway was moved for access to the bayou(water) for a boat or fishing dock ect. I believe one of the lots could sell for $40,000 min. but I don't know if that would lower the value of the home. Anyway, the owners will sell it all to me for $30,000 if I can get them in a nice house in my town free and clear.(no payments) how on earth do I do this! The issue I think is I don't know how to aquire another property for them to move into. I have no credit and no $$. Is there a training (________) that may give me ideas on what to do?
