New to house Hunting

I've been follwing a local investor here in Corpus Christi and have been mentoring his every move. He is a cash buyer, landlord and occasional house flipper. I want to do that eventually but for now I need cash flow. I want to Wholesale some homes. Been studying the market and the process of how to do that for 3 years. I am not out and about skip tracing owners and hunting for the deals. 

Any advice ? Ive learned about what can be said and written as not to cross that fine line of  falling under a real-estate category...And Also If any investors would like to get on my preferred buyers list I will be glad to add you to my email contacts. Thanks
