Is this a bad deal because of CapEx?

This is a duplex with a 3/2 and a 2/1.
I increased CapEx to around 250 dollars per unit after reading/hearing @Serge S. 's podcast and @ben leybovich 's article(We've Done the Math: You can't Make Money on $30,000 Houses, Here's Why...). 

Can someone take a look at the result from the calculator? Is it really such a bad deal? We were just recently hit with A/C replacement on both units. 

Anyone's comment is much appreciated!
