Advice on exit strategy/options for SFR deal

Good Afternoon BP!  

I'm looking for some feedback on a deal I have signed up. Quick figures are below. It's a SFR in Monmouth Cty, NJ.

ARV: 235-240k

Repairs: 35-40k

My price: 127k

Mkt rent: 1795/mo

My experience and marketing focus has been primarily in wholesaling so that was my original plan.  I'm confident I can assign this for a quick 8-10k to one of my contractor buyers however I'm wondering if I may be passing up a better option by purchasing and doing light rehab and sell on rent to own or if I may be better to look to sell on sweat equity.  I don't have private money lined up yet so I'd have to go the hard money route and refi out in 12mos.  

Any thoughts, comments to help me get more clarity on my options/best way to go with this one?  Ty!!
